We are currently not doing any presales. Due to supply chain issues nationwide, we feel that it is a better business model not to have to disappoint people by being unable to deliver on choices they made in the homebuying process, or by not being able to deliver a home when we anticipate its completion. By selling only completed homes, Home Buyers can see exactly what their home looks like and are not subject to the changes or delays that would result from a presale.
Because we are currently only selling completed homes, all choices have been selected by a professional interior designer and are installed in the homes when they are released for sale
End of Construction Options may be available, such as appliances or other options that do not require pre-determining or actual construction requirements, other than installation.
In some communities there are model homes. There is at Tehaleh and there will be at Marabella, Perkins Prairie, Hudson, Altamura and Brasswood. Once we have our Grand Opening, the model homes will be open by appointment. Appointments can be made to tour the model homes and speak to a community Sales Representative on our website.
In most cases due to high demand there will be an offer review date.
There may be multiple offers. We always ask for highest and best offer. This means the price you are willing to pay and the best terms acceptable to Seller. We do not accept escalation clauses.
Our Trusted Lenders themselves typically offer a Buyer Bonus; the amount of which varies by Community due to pricing, and are subject to change.
As a Builder, we will occasionally have a promotion that offers a Buyer Bonus for using one of our Trusted Lenders. In addition, the Earnest Money using a Trusted Lender is usually significantly less (approx. 50% less) than using an outside lender. This is because the lenders we work with are very familiar with our processes and have a track record of closing on time. There are also no penalties for delays in closing when using a Trusted Lender, whereas an outside lender purchase is subject to a per diem penalty.
